Transcription of President's Report
"I wanted to welcome everybody to our board meeting this afternoon. Today, as Jack said, we'll be approving the mail out to the shareholders of the 2025 Operating Capital Asset and Reserve Budgets for their review. Uh, all three have been fine tuned by our park accountant, Linda Browning, Linda Kraut, our park manager, Randy Browning, and the standing committee on finance led by Jack Pasquale.
I'm happy to report that the proposed 2025 operating budget includes no increase in our monthly fees. They will remain. At 191, and much of this has been because of the due diligence of park management in keeping expenses down while maintaining our beautiful look in La Casa with the long hard work of our park accountant that we were able to obtain insurance at a fair rate.
Although, like many of you, we have found that some of our infrastructure is not covered, so we're working very diligently just about every day to find better insurance coverage to protect the interests of everyone that has in this park. I also want to mention that U. S. Lawns, our mowing company, exercised their 2 percent increase on August 1st that was included in their contract.
And so the rate will remain the same for the next 12 months. This also saves us a considerable amount of money, and I'd like to thank them for working on our behalf for this. I know it hasn't been easy for everybody to go. Transition to a new mowing company, but I've been here for 14 years and the mowing has always been a constant problem.
So, hopefully it'll work itself out. A lot of work continues around our park. The pace has quickened and contractors are finally working around here quite a bit. The park has restored most of the damage, but as Randy said, the bocce and pickleball awnings are still awaiting permitting from the county.
Many of you have restored and repaired your own homes so they were better built. look nicer and are more able to withstand the high winds that come from these storms. And you have accomplished all of this was very little help from Sarasota County and their idiotic and changing rules and regulations.
The H. O. A. Recently sent out a batch of letters signed by me as president, asking our residents to please let us know the progress on repairs to their homes. I mentioned this in the, talk with the Kassenheimers. These are not violations, and we will not be, and they will not be permanently attached to your files.
They are reminders that the office compiled a list of damaged homes, and we simply want to know the intentions of our residents and the progress that have been made. In the month lapse between the inspections and the mailing of the letters, quite a few of the properties had the repairs completed once the contractors started work in earnest earlier this summer.
I apologize for any oversights and hope you understand that the HOA is trying to protect everyone's investment here in La Casa. We are truly only interested in making this an ideal place for everyone to spend their retirement years. And that's all I have for today. Thank you."
